Opportunity Summary

The Maintenance Technician/HVAC II position is responsible for maintaining a Class A office while managing the physical facilities and related HVAC equipment. The technician maintains the physical cooling plant and related equipment. This position maintains, troubleshoots and repairs all commercial equipment, systems and appliances including HVAC, pumps, motors, fans and condensers. The technician is responsible for the maintenance of life safety systems, including fire alarm panels and security systems; Lighting controls, emergency generators, theater lighting and automated control systems, small appliances and other infrastructure in a commercial environment.

Department Summary

The Facilities Department is a multidisciplinary group of logistics and building services. This department provides landscaping services, janitorial services, building maintenance services, and special event services. Its aim is to provide a healthy and safe environment for staff, guests and for the work of the ministry. The Facilities Department supports and empowers others to accomplish BGEA’s primary mission of sharing the gospel.

The Billy Graham Evangelistic Association is a non-profit organization that leads a range of national and international ministries. From its headquarters in Charlotte, North Carolina, the Billy Graham Evangelistic Association conducts a wide range of national and international ministries, including: large-scale festivals led by evangelists Franklin Graham and Will Graham; The Billy Graham Library; The Billy Graham Training Center at The Cove, Blue Ridge Broadcasting which houses The Light FM located outside of Asheville, NC;, an Internet evangelism project reaching thousands for Christ online; and many more through print, television, telephone, radio and the Internet.

Core Duties and Responsibilities

Responsible for maintaining and executing a comprehensive preventative program

maintenance program for heating, ventilation and air conditioning systems

for the physical cooling installation, including filter replacement, lubrication and routine maintenance

preventive maintenance procedures.

Responsible for fan coil service including filters, coil cleaning, maintenance

and repair humidity control equipment.

Proficiency in the maintenance and effective operation of HVAC software and

related computer programs.

Perform preventative maintenance on the HVAC chilled water system and a

complete chilled water treatment program and associated equipment.

Respond to emergency and after hours calls related to HVAC equipment.

Testing and maintaining the stand-alone and split HVAC system, including: changing filters,

clean coils, maintain and repair heating equipment, maintain and data center

CRAC units.

Working with Sheet Metal and Flexible Ducts

Plumbing systems including potable water and well site supported water systems

Mechanical devices and equipment

Various small appliances and food service related equipment

Ability to use power tools and shop hand tools

Marginal duties and responsibilities

Painting, caulking, drywall repair

Flashing of roofing systems and maintenance of equipment edges as required

Ceilings – suspended ceilings, flooring – carpet, resilient tiles, concrete,

ceramic tile

Doors, windows and various construction elements

Do some minor soldering

Perform wood finishing work

Carry out masonry work

Grounds maintenance equipment

Other work-related duties assigned

Skills and knowledges

Ability to maintain, start up, test and balance HVAC chilled water units and


Knowledge and experience in using HVAC software

Ability to read, write and speak English

Basic math skills

Must have a valid NC driver’s license / clean driving record

Mastery of the security system; telephone two-way radios; calculator; copy

machine; fax machine; company vehicles; forklifts; equipment carts; pressure
